Greetings. As many of you may know, I am a member of the Toast of Greenwood Village Toastmasters Club. We had an amazing meeting today with Michael Bourke as Toastmaster and he had many quips about Australia, his homeland. Mark Crowley was in charge of Table Topics and pretended to be Julia Childs, pearls and all. It was a very entertaining meeting and a great way to begin the day.

Regarding real estate in the Denver area. Homes priced $250K and below are moving because of the extended tax credit. Higher price range homes are taking a little longer. Springtime is right around the corner.

Short Sales

Greetings from Colorado! Good News, the feds are encouraging banks to move more quickly with short sales to assist homeowners in avoiding foreclosures. This is very good news for the holidays. If you know anyone who is in distress, please encourage them to call their lender or a real estate professional when they are only 1-2 months in arrears. There is help available. The Real Estate market is better than you might think!

For example:

I sold this property for more than list price in one day!

This one sold in two weeks for full price!

And this one sold,in one day for over full price!

Good News! Government has extended the First Time Homebuyer tax credit of $8,000 and $6500 tax credit for buyers who have owned their existing homes for at least 5 years.

The credit will be extended to for individuals with incomes of $125,000 or less and $225,000 for joint filers. Also, you'll need to be under contract by April 30, 2010 and closed by June 30, 2010.

As I mentioned in a previous blog, I completed the CDPE course and just received my certification, so I am now officially a CDPE (Certified Distress Property Expert).

Good Morning. I just completed the CDPE course (Certified Distress Propery Expert)that focuses on homeowners who are in distress. We're here to help families and their credit and avoid foreclosure.

Also, we're anticipating the Senate and House to extend the $8,000 tax credit to first time homebuyers and also include those who have owned a home in the past. The credit for existing homeowners may be less than the $8,000. Stay tuned.

Denver Real Estate Update!

As mentioned in the Sunday, October 18, 2009, Denver Post, Charles McMillan, president of the National Association Of Realtors, recently stated "each home sale pumps an additional $63,000 into the economy through related goods and services, so the benefits of extending and expanding the tax credit far outweights the credit".

More Points to Ponder:

A buyers' market does you no good...unless you are a buyer.

Interest rates are cylclical.

The higher the price range, the softer the market...jumbo money is much improved now.

The national recovery will take on its own life over the next few years...how will you endeavor to position yourself successfully?
